Bathrooms are small but technically dense — tile, plumbing, waterproofing, and ventilation in a compressed space. A bathroom done wrong can harbor hidden water damage for years. Here's what these projects involve and what we watch for going in.

The reality behind the walls

Demo day often reveals what years of normal use — and previous shortcuts — leave behind. Common hidden issues we uncover in bathroom projects:

  • Mold and moisture behind existing tile — often invisible until demo reveals the framing underneath
  • Soft or rotten subfloor from a slow-running leak that was never addressed
  • Tile installed without a proper waterproofing membrane, which is common in bathrooms built before the 2000s
  • Galvanized supply pipes corroding from the inside — reducing water pressure and eventually failing

Plan ahead before materials are chosen

Shower size and entry

Frameless glass doors make spaces feel larger. Walk-in showers are popular but require adequate square footage — at least 36×36 inches bare minimum, 48×36 for comfort.

Tub decision

If no one in the household uses the tub regularly, converting to a walk-in shower reclaims significant usable space and adds daily utility.

Vanity storage

Drawers vs. cabinet doors affects daily usability. Consider the number of users and what actually gets stored before finalizing the vanity selection.

Tile pattern and grout

Larger format tiles reduce grout lines and look cleaner long-term. Darker grout hides staining and wear far better than white or light grout in high-use bathrooms.

Ventilation placement

The fan should be positioned near the shower, not just centered on the ceiling. Proper CFM rating for the room size matters more than the unit's price.
