What actually affects the cost of a remodel

Remodeling estimates vary widely — and homeowners are often surprised by the range. Here's what drives the number up or down.

Labor

Labor is typically the largest variable in any remodel. DFW rates vary by trade — tile setters, plumbers, and electricians are priced differently than general labor. Project complexity, access difficulty, and whether demo needs to happen first all affect the total hours.

Material quality range

The spread between budget and premium materials is enormous. A bathroom can be tiled with $2/sq ft ceramic or $18/sq ft large-format porcelain. Cabinets range from stock builder-grade to semi-custom to fully custom. The choices at each decision point compound across the full project.

Plumbing and electrical scope

Moving a drain line, adding a circuit, or relocating a gas line adds meaningful cost because it requires licensed trade work, inspection, and sometimes opening walls or slabs. Keeping fixtures in their existing locations is one of the most effective ways to control a remodeling budget.

Layout changes

Removing a wall, changing a room's footprint, or opening up a kitchen to a living area may involve structural work — headers, posts, or beam sizing — on top of the trade work. Layout changes typically add $5,000–$20,000+ depending on what's being moved.

Hidden conditions

What's behind the walls and under the floors is unknown until demo begins. Rotten subfloor, improper prior work, water damage, or outdated plumbing can add cost that wasn't in the original estimate. A good contractor will document findings and give you options rather than just proceeding.

Permit requirements

Finish level
